There are seven elements to your roof, and they're all equally essential. One failure can cause catastrophic damage. You should have an assessment of your roof done bi-annually for signs of deterioration, installation issues, and your sealant maintained. Then we inspect your attic space for proper and sound framing, adequate insulation, ventilation, and leaks on chimneys as well as pipe vents that penetrate the roof plane. Next, we hop on the roof! We inspect your gutters for any damage and excessive granule loss accumulated in the gutter system. Check the roof line for drip edge continuity, how many layers there are, if there is ice and water barrier on the eaves, and the life left in the shingle with a shingle gauge. After we know we can safely scale the roof, we inspect the valleys for degradation and excessive wear. We inspect end-walls and chimneys for water damage and step flashings to ensure they're secure and properly installed. We will provide a written report for you and your records, with a quote for the necessary repairs. Then check the ridge cap and ventilation on the exterior of the roof. Check for missing shingles on all planes. Usually when you find damage on one plane, it's consistent with the movement of the system that created the damage. Each inspection will consist of at least 25 photos. We know how helpful knowledge of such an expense, and its justification is easier when you know what you're looking at.
